Hercesa receives a visit from the Spanish Minister of Housing at the 156 affordable rental homes.

The homes, located on Calle Acebeda, in the Remate de las Cañas neighborhood of Guadalajara, are being built using an industrialized system that allows for maximum quality to be achieved in just 15 months.

The development intended for affordable social rental housing was visited by the Spanish Minister of Housing, Isabel Rodríguez; the Director General of Housing of the Regional Government of Castile-La Mancha, Salus García; the Deputy Delegate of the Government in Guadalajara, Susana Cabellos; the Mayor of Guadalajara, Ana Guarinos; the National Deputy, Alberto Rojo; and the management team of Hercesa. Financed by the Recovery, Transformation, and Resilience Plan (PRTR) through Next Generation EU funds, the project is a clear example of efficient public-private collaboration.

This pioneering project in Castile-La Mancha was developed through the transfer of surface rights on two municipal plots. Hercesa is building 156 two- and three-bedroom homes on these plots. These homes range in size from 60 to 80 m² and include a garage and storage room. The development also features landscaped areas, a picnic area, a playground, teleworking spaces, and various multipurpose rooms. These features create a community with flexible spaces designed to adapt to various needs, such as childcare or care for dependent individuals.

All homes are resilient and designed to meet the current and future needs of various families. Their architectural design responds to new social and housing demands.

Miguel Solano, the project architect, detailed the qualities of this affordable rental development: “These are high-quality homes, equipped with aerothermal heating and finishes equivalent to those of Hercesa’s most exclusive developments.” In addition, they are sustainable homes, designed and built according to criteria of energy efficiency, environmental sustainability, and industrialized construction, with an architectural panel façade. This commitment to industrialization is a sign of Hercesa’s commitment to innovation in construction processes.

During the visit, Isabel Rodríguez saw firsthand the progress of the work. She highlighted that this type of construction allows for faster, higher-quality, and more energy-efficient building. The Minister expressed her appreciation for all companies committed to industrialization as a means of providing affordable, quality, sustainable housing. She congratulated Hercesa in particular for its commitment to public and social housing, its workers, and responsible architecture.

For his part, Juan José Cercadillo, President of Hercesa, thanked all the administrations involved for their collaboration and the technical team for their efforts. He noted that the total investment exceeds €25 million and is financed by the European Union (Next Generation funds) and the Official Credit Institute (ICO). Cercadillo also announced that Hercesa has land in Guadalajara to develop up to 2,000 additional homes, pending urban planning approval.
