Hercesa and COACMGU visit affordable rental housing in Guadalajara, a benchmark in industrialised construction.
The College of Architects of Guadalajara (COACMGU) highlights the innovation and sustainability of Hercesa's 156 industrialised affordable rental housing project in Aguas Vivas in the presence of municipal authorities.
The Guadalajara Demarcation of the Official College of Architects of Castilla la Mancha(COACMGU) has organised a technical visit to the building site of the 156 affordable rental housing units of industrialised construction that Hercesa is developing in La Acebeda street, within the Aguas Vivas area of Guadalajara. This activity is part of a series of initiatives that the COACMGU is organising on the occasion of International Architecture Day to bring the profession and the new ways of building closer to the public and professionals in the sector.
The meeting, held on Tuesday 14 October, brought together professionals from the fields of architecture and construction, and was attended by municipal authorities such as the councillors of Guadalajara City Council, Alfonso Esteban and Santiago López. The project was presented by Francisco Montes, Architect Director of the Solano & Catalán Architecture Studio. The attendees were able to see first-hand an efficient, replicable and high quality building model, aimed at offering homes at affordable prices.
Innovation and public-private partnerships for affordable housing
This development represents an avant-garde initiative in Castilla-La Mancha, materialised through the transfer of surface rights to two municipal plots of land. On these plots, Hercesa is building a total of 156 rental homes, which are distributed in 2 and 3-bedroom typologies. The homes vary between 60 and 80 m² and include both garage and storage room. In addition, the development encourages community living with a wide range of amenities, such as landscaped gardens, picnic areas, a children’s playground, dedicated coworking or teleworking spaces and several multi-purpose rooms. These flexible spaces are designed to accommodate a variety of community needs, including support for child and dependent care. Funded through the Recovery, Transformation and Resilience Plan (RRTP) with Next Generation EU funds, this project is a successful model of efficient public-private collaboration. It should be noted that, once the 75-year management period by Hercesa is over, all of the homes will become part of the City Council’s assets.
During the day, the attendees toured the different phases of execution and learned in detail about the industrialised construction system used by Hercesa, which significantly shortens deadlines, guarantees greater quality control and ensures outstanding energy efficiency.

The homes incorporate aerothermal heating, high-efficiency insulation and sustainable materials, ensuring an outstanding energy rating and high standards of comfort.
The COACMGU highlighted the value of initiatives such as this one, which allow for the sharing of new, more sustainable ways of building, adapted to the current challenges of access to housing.
Hercesa’s site management stressed that “this project represents a new way of making affordable housing: efficient, dignified and durable. Guadalajara is once again a national benchmark in construction innovation and public-private collaboration”.
