Hercesa participates as an integral manager in ‘Logistics Spain, Innovation Hub 2024
Alejandro Solano, Hercesa's Director of Business, Assets, and Investments, will take part in the round table on "Current situation, prospects and trends in logistics" and will talk about the arrival of a new international company in El Ruiseñor.

Hercesa is taking part in Logistics Spain with its new logo and carrying the experience it has gained in almost 50 years of business activity, because it is in line with the spirit of the event, which, according to the organizers, is “a meeting between the main players in the logistics and transport sector, the business ecosystem for national and international companies, where the innovative and sustainable growth of a sector that accounts for 7% of Spain’s GDP and generates more than 42,000 jobs in Castile-La Mancha is promoted”.
Hercesa shows its evolution as an integral manager, both as a developer of logistic areas and as a real estate agent focused on the construction of warehouses for rent or sale on industrial and logistic areas. The company offers tailor-made solutions by identifying opportunities and serving its demanding and successful clients.
The round table “Current situation, prospects and trends in the real estate sector” was attended by Alejandro Solano, Director of Business, Assets and Investments of Hercesa, together with David Romera, Asset Management & Acquisitions Director of Valfondo Investment Management, Francisco Javier Martin, Capital Deployment Director of Prologis España, Encarna Márquez, Operations Director of Pulsar Properties and Samuel López, Director of AGR Integral Engineering Solutions, with Alfonso Martínez, Director of Merlin Properties, as moderator.
During the event, Alejandro Solano announced the great news of the day due to its positive impact on the social and working environment of Guadalajara: the arrival in El Ruiseñor of the international logistics company FM Logistic, to which Hercesa has made available 60,151 m2 of land for the construction of the new FM Logistic warehouse, with a surface area of 35,000 m2, of which 350 m2 will be used for offices. This operation will mean the creation of jobs both in the warehouse and in other key departments. Solano declared that “the collaboration with FM Logistic confirms Hercesa as a leader in the transformation and development of land and is a new milestone in the commercialization of the El Ruiseñor Logistics Park, as another important company has been able to set up in Guadalajara”.
Alejandro has highlighted that the strengths of Hercesa are the detection of geostrategically located plots of land, both in relation to current and foreseeable transportation routes in a globalized and technological world, diligence in management to shorten timescales and allow decisions with strict implementation schedules not to be delayed or delayed, or flexibility in the scaling of plot sizes that facilitates the choice of customers in their comparison process between competing developers and stressed the importance of simplifying management and improving communication channels between businesses and public administrations.
All round table participants recognized that the parameters of G.S., sustainability and transparency, are an integral part of the production processes, with the regular use of clean energy towards energy efficiency. The importance of talent as a driver of all of the above and the need to take care of the working environment in companies with equality criteria based on codes of conduct that are constantly being update have been mentioned.
Hercesa operates in the Corredor del Henares due to its privileged location and its potential for future expansion, backed by the experience of its notorious success stories. One of these is the development of Puerta Centro – Ciudad del Transporte, a 2,148,337 m2 site that is the largest intermodal logistics platform in the center of the Iberian Peninsula, located on the edge of the Madrid suburban ring road, with a dry port connected to the Port of Tarragona and 90% of its land already marketed.
The main characteristic of Puerta Centro – Ciudad del Transporte is its intermodality.
Another of Hercesa’s success stories is its work as development agent for the El Ruiseñor Industrial Estate, which was completed in April 2023 and has 1,678,453 m2 of industrial, tertiary, and commercial space. Important companies are already established in El Ruiseñor. These new companies are being successfully established thanks to the coordinated work of the Guadalajara City Council, the Government of Castile-La Mancha and the multidisciplinary team of professionals of Hercesa as development agent and integral manager. The U.S. multinational Cummins New Power has located in El Ruiseñor its plant for the manufacture of electrolyzers capable of producing hydrogen by decomposing water molecules through a process known as electrolysis, which does not emit carbon dioxide into the atmosphere, which is the basis of the decarbonized economy. Montepino and Prologis are other important companies already located on the strategic land of El Ruiseñor and, as a novelty, from April 2024 FM Logistic, International Logistics Operator.
At the Logistics Spain 2024 stand, Hercesa will also be presenting its Chiloeches Industrial Estate, with 1,159,100 m2 of industrial land, in which Hercesa is involved in the design, management and development. It also has logistics and tertiary plots in the Corredor del Henares: Cabanillas del Campo, Paracuellos de Jarama, Horche and Trijueque.
Another opportunity to share different points of view in a relaxed setting was the cocktail reception hosted by Hercesa at the Logistics Spain fair, held at Palacio Multiusos in Guadalajara, located at Avenida del Vado, 13.
