Hercesa and hi! Real Estate open the El Ruiseñor logistic development
The urban development works of the El Ruiseñor Industrial Park have been completed, leading to the celebration of the official inauguration ceremony of the logistics development on 3rd April 2023.

From the very beginning of the project, Hercesa, as the developer agent, and hi Real Estate have carried out the integral management of the El Ruiseñor logistics development, an industrial park whose characteristics favor economic growth and the generation of employment in Guadalajara and the center of Spain in general.
The opening ceremony was attended by Pablo Bellido Acevedo, President of the Castile-La Mancha Parliament, José Luis Martínez Guijarro, Vice President of the Junta de Comunidades de Castilla-La Mancha, Alberto Rojo, Mayor of Guadalajara, Juan José Cercadillo, president of Hercesa and mastermind of the project, opened the ceremony by thanking all those involved in the process of creating El Ruiseñor, a large-scale work, adapted to a world in constant evolution and innovation.
Rafael Pérez Borda recalled the ups and downs leading up to the inauguration celebration, naming many of its architects from the beginning and pointing out that economic development has always been a priority for the government team of which he is a member.
Juan José Cercadillo emotionally thanked the important work of all those involved in the process of creating El Ruiseñor, a work of great importance, adapted to a world in constant evolution in which all social agents have contributed to its success. He stressed that ‘this inauguration is a day for us all to congratulate ourselves and feel proud of having taken the project forward’. To conclude, he insisted on the importance of shortening the deadlines, asking the administrations to be more agile in the urban planning procedures.
José Luis Martínez Guijarro explained the importance of the establishment of companies in Castilla-La Mancha, an attractive area for international investment, which is favoured by the good labour and social climate, as well as by public-private collaboration.
To conclude, Pablo Bellido highlighted as heroic the fact of moving from ideas to facts and praised Hercesa’s perseverance in executing its ideas in a Guadalajara that is heading towards full employment.
El Ruiseñor a new logistics and business development with a total area of 1,678,453 sqm dedicated to industrial, tertiary and business use. Its strategic location, with direct access to the main shopping the Madrid beltway (A2, R2 and A1) via the N-320, its closeness to the Short Distance, High Speed and Puerto Seco de la Ciudad del Transporte railway stations or to Madrid Barajas Adolfo Suárez airport, allows for time and energy savings in travel, which is in line with the policy of future and sustainability set out in the Code of ethical Conduct of hi! Real Estate and Hercesa.
Vehicle access from the city of Guadalajara and surrounding areas is very easy, since the limits of the industrial park are the urban area of the city on one side and the CM-10 road or Ronda Norte and the road connecting the industrial parks on the other. The traffic roundabouts on the Marchamalo road, the Cabanillas del Campo road and the road connecting the industrial parks are direct accesses to the El Ruiseñor industrial estate.
Regarding pedestrian access, El Ruiseñor has two footbridges; on the one hand the existing footbridge next to the Renfe Short Distance Train Station that allows reaching the industrial park on foot from the train, along the Camino Viejo de Cabanillas, which runs parallel to the track, and on the other hand the modern footbridge that hi! Obras y Servicios has designed and built, which connects the El Ruiseñor industrial park with the “Los Manantiales” neighborhood, crossing Francisco Aritio street.
As regards sustainability, the El Ruiseñor park has a proper waste management, LED public lighting, which reduces light pollution, common rest areas, a foot path and gardens with drip irrigation and bicycle path around the perimeter of the park, among other green features.
Important companies are already established in El Ruiseñor. These new companies are being successfully established thanks to the coordinated work of the Guadalajara City Council, the Government of Castile-La Mancha and the multidisciplinary team of professionals of Hercesa and hi! Real Estate as development agent and integral manager.
The El Ruiseñor park has areas where uses associated with new R&D technologies can be installed, related to both industrial production activities and scientific production and innovation activities. The sizes of the plots, in “super-block” format, present the scale demanded by logistics operators. This flexibility in scaling the size of the plots is achieved thanks to the quick response of the local and regional public administration.
The U.S. multinational Cummins New Power has located in El Ruiseñor its plant for the manufacture of electrolyzers capable of producing hydrogen by decomposing water molecules through a process known as electrolysis, which does not emit carbon dioxide into the atmosphere, which is the basis of the decarbonized economy. Montepino and Prologis are some of the other important companies already located in the strategic plots of El Ruiseñor.
Executives from all the above organizations were present at an event that ended with the commitment of all of them to make El Ruiseñor an industrial and logistic reference in Europe.
